What sort of homes are in Cheshunt and Waltham Cross?
Waltham Cross and the older parts of Cheshunt have Victorian and Edwardian terraces near the town centres and the railway, while much of Cheshunt was built up after the war with estates of semis, terraces and low-rise flats. Goffs Oak and the roads towards the countryside are more spacious, with bigger detached houses. Over recent years new estates and apartment blocks have been added in several places, so it is just as likely you are flooring a brand new flat as an older house.
I'm moving into a new-build. What should I know?
Plenty of people choose their own flooring when they buy a new-build home, rather than taking the developer's options. A few things are worth knowing first.
- New concrete floors and screeds hold moisture for some time after building. Some hard floors, LVT in particular, need the subfloor to be dry enough before they are laid, and the fitter may want to check it.
- New houses settle and dry out in their first year. Small gaps can appear around skirting boards and door frames, which is normal, but it is worth knowing before you fit a floor tight to the edges.
- Check your paperwork with the developer before lifting anything they laid, in case it affects a warranty claim later.
Do I need special underlay in a flat?
Many leases for flats, especially in newer blocks, say what can go on the floor. Some ban hard floors on upper storeys altogether, others allow them only with an acoustic underlay that meets a stated sound rating, and some ask you to get the managing agent's approval before work starts. The aim is to stop footsteps carrying into the flat below.
Read the flooring clause in your lease, or ask your managing agent, before you choose. If there is a specification, send it with your enquiry so the fitter can work to it. Carpet on a decent underlay is usually the least troublesome choice in bedrooms, while kitchens and bathrooms are normally vinyl or LVT.
Letting out a home in the area?
Rented homes are common here, and flooring in a let has to survive tenants coming and going. Landlords often ask for hard-wearing carpet in neutral colours for bedrooms and stairs, with vinyl or LVT in kitchens, bathrooms and halls where spills and muddy shoes happen. If the work is between tenancies, say when the property will be empty and how the fitter can get access.
